Thread: Selling house advice needed!

    When we were selling the time before last, we put a lot of our stuff into storage so as to give the place a minimalistic look. Another thing that seems to help with selling is plenty of storage room.

    yes declutter, if you can move out everything you don't use on a regular basis to storage or a friends spare room!! etc and give every room a "cheap" makeover as said above go to poundland and get every room looking neautral and fresh,
    Clear rooms look bigger and sell a house alot faster as the buyers can then imagine their furniture in the rooms etc.
    Make sure all toys are away on a viewing and try and be out and let the estate agent do their job.....selling.
    Don't drop price just as yet try it at your price with its fresh new look and hopefully get somewhere near your asking price.

    oh it took me 3 years to do al rooms lol then i had to start again now i bought a little sprayer just empty room cover windows with windolene and masking tape it takes 20 mins lol

    Also, when you have someone who is to offer a price and set the ball rolling, get a anti-gazumping agreement signed, this will get you all fees back etc if they pull out. It is a legal document but quite unheard of.

    At the risk of starting an essay here!
    When my father in law passed away, hubby asked me if I'd like to move into his old house and sell ours. My answer was a very big "no, because the house is too small".
    My inlaws were unbelievable horders and there was about 3 x as much furniture as there should have been in each and every room. Once we had the house clearance people in I was truely amazed at how big the rooms were. What right from the first time I stepped into it, had seemed like a stuffy pokey place, actually was a very considerably sized house! and bigger then ours!

    Declutter and empty as much as possible and use light paints to decorate.

    Unhappy Life in a cardboard box

    That really has to be the most expensive cardboard box in the world, gold plated, platignum lined and jewel encrusted???

    The prices are set to drop by up to 30% over the next few years, you would be well advised to cut your losses and listen to the advice you have been given by your agent (and get another 2 - 3 opinions, don't just take the first agents word} if you do not you could well end up getting your fingers burnt, very badly.
    Sell and rent until the market settles, this could take 5 years or more.

    The important thing is as others have said get rid of the rubbish, clear out as much as you can, minimalism is the key when selling as mentioned it makes the rooms look a lot bigger.
    A quick lick of paint is essential but keep the colours neutral.
